The Following Text Shall Serve To Confirm The Binding Preliminary Terms And Conditions In The Commercial Matter Between Kwa'mutsun Nation And Indigen Commerce Group; Wherein It Is Agreed That Kwa'mutsun Freely Enters Into A 500-Year Lease Agreement With ICG Ltd ( Indigen Commerce Group Ltd, Canada ); Through Which ICG Shall Have General Access To Kwa'mutsun Lands And Resources For The Purposes Of Constructing And Operating A 30,000 Population Private Operations Trigeneration Centre; Generally, To Be Known As Kwa'mutsun Theme City. A Conditional Crown Canada Lease Shall Apply.
The Substantive Lease Terms & Conditions Shall Generally Be Referenced Through These Guidelines

Crown Canada Department Of Justice And Ministry Of Aboriginal Affairs And Northern Development Canada (AANDC) Shall Provide The Lease Conditions And Terms Of Agreement;

This Said Lease Shall Not Involve A Transfer Of Land Title To ICG Ltd;

The Conditional Agreement Shall Stipulate That Kwa’mutsun Nation Does Not Abandon Its Traditional Right Of Sovereign Land Title Through Inviting Crown Canada To Serve As The Agent Of Record In The Construction Of This Lease;

Kwa’mutsun Agrees That Certain Tangible Natural Resource Assets Shall Be Included Into This Lease Assignment To ICG Ltd; Wherein, ICG Shall Proceed To Source The Required Capital To Construct And Operate This Kwa’mutsun Theme City (KTC);

ICG Attains The Right To Proceed With Certain Mining Activities Within This Lease To Operate This Theme City Lease;

ICG Agrees To Develop Adequate Quality Green Electric Power To KTC

KTC Shall Operate As A Labour-Intensive, Closed-Loop Enterprise; Providing Adequate Job – Employment Training To The Aboriginal Peoples Of The Community {Kwa’mutsun And Neighbouring Tribal Nations

ICG Ltd Shall Cooperate With Kwa’mutsun Nation State (KNS) To Leverage In Situ (Within) Kwa’mutsun Assets To Provide Adequate Capital To Construct The HRH Hwuneem University At The Chosen Location As Prescribed By KNS Head Of State

ICG Shall Develop This Theme City To Include Airport Services – Which Shall Include Certain Air Taxi Services : Vertical Air Lift And Landing Electric Powered Vehicles

ICG Shall Provide A Capital Funding Debt Relief Mechanism For The Cowichan Tribes ; Wherein, An Acceptable Formula Is Entered Into With Cowichan Tribes (Quw’utsun’)
